A: I worked 34 years with a large municipal utility in California. You could say I have been collecting land since the 1980’s. I have been retired for about 12 years, am now a grandfather. The boy is 2 and the girl is only a few months old. The proceeds from these properties will go into their college fund.
Q: If you are retired from a utility after 34 years, you must have a retirement pension?
A: Yes. If you Google “Mike Nosanov Pension” you will see what the Los Angeles Times has to say about it. Never mind there are four hundred-plus retirees with a larger pension than mine, somehow the Times thinks my pension is news worthy. But that explains why I can afford to accept zero down or a low down payment and still sell you the land parcel that you want. I do not need your monthly check in order to eat.
Q: How do I know you can be relied upon, Mike, to perform your end of whatever arrangement we reach?
A: It is my plan to collect and enjoy my retirement pension from my home here in Glendale. If I fail to perform as agreed, there’s a good chance I will be collecting my pension where there isn’t much I can spend it on, in jail. You can rely on me to do what I promise to do, bread and water isn’t my idea of fine dining.
Q: Mike, you’re a geezer. What if you wind up in the hospital? Or worse?
A: My properties are held in the name of my trust or my LLC. My son is the heir, successor trustee, and beneficiary. He is a law school graduate, received the first PhD ever awarded in Space Law, and works at NASA’s Jet Propulsion Lab in Pasadena. If I am disabled, or worse, before your payments are complete, he will want the rest of the payments. And he will be ready and able to act to get your paperwork completed and your deed recorded if I am not ready and able to.

Do you offer any discounts from your stated prices?
The parcels are all available for no money down. However, making a down payment as an initial investment will result in a lower monthly investment amount. In addition, with a down payment, you get a discount. If you prefer to make a down payment:
with $ 500 down your interest rate is discounted by 1%
with $1,000 down you get a 3% (three percent) discount on the principal amount
with $2,000 down you get a 6% (six percent) discount on the principal amount
with 50% down or more you get an 8% (eight percent) discount on the principal amount
